Arcus City is our largest residential project in Prague. Roman Linhart, project manager talks about the preparation and implementation of the project.
How would you describe the preparation and implementation of the Arcus City project?
We started preparing Arcus City for implementation at the beginning of 2020 and started the construction of utilities at the beginning of 2021. The project was divided into three phases of construction of apartment buildings, which are all now approved. I was personally responsible for the complete infrastructure and the first two phases of the construction of the apartments. Within the first phase, completed at the end of 2023, we built 150 apartments. The second phase, which is located in the very centre of the project, offers 66 apartments and more than 800 m2 of commercial units on the ground floor of the buildings, adjacent to a square of over 1,000 m2 with green space and seating.
How did the construction itself proceed?
The implementation of the project was affected by the period of covid and the war in Ukraine, which resulted in exceptionally high inflation and price increases for building materials, difficult availability of goods, long delivery times and also a shortage of labour. Despite all these difficulties, which have affected the first half of construction in particular, we will manage to complete the Arcus City project by the original deadline of the end of 2024.
What are you working on now within the Arcus City project?
We are currently finishing work in buildings G, H, I, i.e. on the second phase of the project. The buildings are approved and the clients are already coming for technical pre-approvals. Simultaneously, we are finishing all the outdoor areas, including the greenery, roads and pedestrian routes, and preparing to hand them over to the respective administrators. We are also preparing to install an outdoor charging station for electric vehicles. The Toufarova bus stop will soon be operational. The bus will provide residents with a direct connection to Stodůlky and Luka metro stations and other possible connections to the centre of Prague.
What has been achieved within the Arcus City project?
When we started the project in 2020, there was a green field south of the intersection of Jeremiášova and Poncarova streets. Today, there is an urban district for almost 1,000 new residents. In less than five years, we have built 13 new apartment buildings with a total of 278 flats on an area of more than 60,000 m2 and built a complete infrastructure, amenities, a square and a playground. The apartment buildings in the second and third phase are being built with BREEAM environmental certification. I must also mention the unique project of ecological timber apartment buildings. As part of the third stage of the project, my colleagues built Timber Praha, the first multi-storey timber apartment buildings in Prague.
How did you personally work on the project?
It was a very intensive five years of work. We have managed to bridge challenging periods and solve countless problems that were waiting for us. Arcus City is a very large project of a complex of 13 apartment buildings with all the necessary transport and technical infrastructure. From this point of view, it is an extremely valuable experience for me to manage a project of such a scale and such a high investment.
New owners are moving into apartments. We wish them to enjoy their new home.
